{"id":8,"date":"2021-08-17T18:24:52","date_gmt":"2021-08-17T18:24:52","guid":{"rendered":"https:\/\/wvfarmlandprotection.azurewebsites.net\/fayette\/?page_id=8"},"modified":"2021-12-28T13:45:25","modified_gmt":"2021-12-28T13:45:25","slug":"home-page","status":"publish","type":"page","link":"https:\/\/wvfp.org\/greenbrier\/","title":{"rendered":"Home Page"},"content":{"rendered":"<div id=\"cs-content\" class=\"cs-content\" >\n<div class=\"e8-1 x-section\" >\n      \n<div class=\"e8-2 x-row x-container max width\" >\n  <div class=\"x-row-inner\">\n    \n<div class=\"e8-3 x-col\" >\n    \n<div class=\"e8-4 x-text x-text-headline\" >\n  <div class=\"x-text-content\"><div class=\"x-text-content-text\"><h1 class=\"x-text-content-text-primary\">Welcome to the Greenbrier County Farmland Protection Program<\/h1><\/div><\/div><\/div>\n\n<div class=\"e8-5 x-text\" >\n  <h3>Overview<\/h3>\n<p>The Greenbrier County Farmland Protection Board is a component of the Greenbrier County government and is overseen locally by residents appointed by the Greenbrier County Commission.<\/p>\n<p>The Greenbrier County Farmland Protection Board has created a program whereby landowners can voluntarily donate or be compensated for the placement of a conservation easement on their property to best ensure that the land stays available for agriculture use.\u00a0 All, or a portion, of a landowner\u2019s property may be offered into the program.<\/p>\n<p>A conservation easement is a legal agreement a property owner makes to restrict the type and amount of development that may take place on the property.\u00a0 The easement is recorded with the deed so that all future owners will be bound by the restrictions\u2014the easement is perpetual.\u00a0 The landowner is compensated for the value of these \u201cdevelopment rights\u201d that have been permanently given up based on the landowner\u2019s offer to the Greenbrier County Farmland Protection Board.<\/p>\n<p>The land continues to be owned by the original landowner.\u00a0 That landowner may live on the land, sell it or leave it to heirs.<\/p>\n\n<h3>Applications<\/h3>\n<p>Willing landowners must apply to the Farmland Protection Board to be considered.\u00a0 Separate applications exist for easement purchases and donations. The applications may be downloaded from this website or obtained by calling (304)\u00a0 497-4300<\/p>\n\n<h3>Ranking Criteria<\/h3>\n<p>All applicants for a purchased conservation easement are ranked according to the ranking criteria points in the Greenbrier County Farmland Protection Program.\u00a0 The ranking criteria system awards a predetermined amount of points for various property features, including, but not limited to:\u00a0 size of the parcel; development pressure; prime and unique farmland; asking price; and source water protection.\u00a0 The ranking criteria is outlined in the program document.\u00a0 Properties are then funded with available funds in priority order as established by the ranking criteria.<\/p>\n\n<h3>Funding<\/h3>\n<p>The Greenbrier County Farmland Protection Program is funded through a real estate transfer tax of $2.20 per $1,000 on all property transfers in Greenbrier County.\u00a0 This transfer tax, by law, must be used exclusively to fund farmland preservation:\u00a0 purchases of easements and associated appraisal, survey, legal and administrative costs.\u00a0 Matching funds from Federal Farm and Ranchland Protection Programs or other sources are also sought to supplement these local funds.<\/p><\/div>\n<\/div>\n  <\/div>\n  <\/div>\n  <\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Welcome to the Greenbrier County Farmland Protection Program Overview The Greenbrier County Farmland Protection Board is a component of the Greenbrier County government and is overseen locally by residents appointed by the Greenbrier County Commission.
